Orlando Housing Market Report July 2014


Median Price

*The median price of all existing homes combined sold in July 2014 — $171,000 — is an 8.92 percent increase from the $157,000 median price recorded in July 2013.

*The median price for “normal” existing homes sold in July is $200,000, an increase of 8.11 percent from the median price of “normal” existing homes in July 2013.

*The year-to-year median price for short sales increased by 6.53 percent in July, while the median price for bank-owned sales increased by 10.40 percent.

*The year-over-year median price for single-family homes increased by 11.47 percent, and the year-over-year median price for condos increased 1.69 percent.


*Orlando home sales (all home types and all sales types combined) in July 2014 were down 17.82 percent when compared to July of 2013 and down 14.22 compared to June 2014. Single-family sales decreased 16.39 percent, while condo sales decreased by 19.45 percent year to year.

*Of the 2,431 sales in July, 1,637 normal sales accounted for 67.34 percent of all sales, while 592 bank-owned and 202 short sales respectively made up 24.35 percent and 8.31 percent.

*The number of normal sales in July decreased by 14.34 percent compared to July 2013, while short-sales decreased 61.81 percent and foreclosures increased by 14.29 percent.

*The 6,768 pendings in July of this year is a decrease of 15.29 percent compared to the 7,990 pendings in July of last year (and a 5.14 percent decrease compared to the 7,135 pendings last month).

*Short sales made up 35.45 percent of pendings in July, a decline of 45.56 percent from July of last year. Normal properties accounted for 42.45 percent (an increase of 14.51 percent) and bank-owned properties accounted for 22.10 percent (an increase of 39.29 percent).

* Sales of existing homes within the entire Orlando MSA (Lake, Orange, Osceola, and Seminole counties) in July were down by 7.02 percent when compared to July of 2013. Throughout the MSA, 3,286 homes were sold in July 2014 compared with 3,534 in July 2013. To date, MSA sales are down 4.92 percent.

*Each individual county’s monthly sales comparisons are as follows:

Lake: 9.94 percent below July 2013;
Orange: 7.42 percent below July 2013;
Osceola: 9.59 percent below July 2013; and
Seminole: 1.61 percent below July 2013.


*There are currently 12,093 homes available for purchase through the MLS. The July 2014 overall inventory level is 49.31 percent higher than it was in July 2013; inventory is up 4.99 percent compared to June 2014.

*The inventory of normal sales increased 53.52 percent compared to July 2013, while foreclosure inventory is up 97.10 percent and short sale inventory is down 1.59 percent.

*Year-to-year single-family home inventory is up 52.34 percent; condo inventory is up 37.40 percent.

*The current pace of sales translates into 4.97 months of inventory supply.


*New contracts are down 17.84 percent compared to July of 2013. New listings are up 6.23 percent.

*The Orlando affordability index decreased to 174.75 percent in July. First-time homebuyer affordability in July decreased to 124.26 percent.

*Homes of all types spent an average of 73 days on the market (down from 71 days the month prior) before coming under contract in July 2014, and the average home sold for 96.61 percent of its listing price (down from 96.95 percent the month prior).

*Sales, existing single-family: 14.60 percent increase in June 2014 compared to June 2013.

*Sales, existing condo: 3.10 percent increase in June 201r compared to June 2013.

*Median price, existing single-family: 5.20 percent increase in June 2014 compared to June 2013.

*Median price, existing condo: 8.50 percent increase in June 2014 compared to June 2013.

National Market Overview

*Sales, existing single-family: 0.90 percent increase in June 2014 compared to June 2013.

*Sales, existing condo: 3.70 percent increase in June 2014 compared to June 2013.

*Median price, existing single-family: 4.50 percent increase in June 2014 compared to June 2013.

*Median price, existing condo: 3.20 percent increase in June 2014 compared to June 2013.
